Satterley Property Group e-Newsletter

October 2009

Nigel Satterley

Welcome to the Satterley Property Group's October e-newsletter.

Although the $21,000 first home buyer’s boost has ended, potential buyers should not overlook the fact that we are in an affordable market.

The $14,000 grant is still available, interest rates are very low and both developers and builders are offering a range of rebates and incentives.

My advice to prospective buyers is: “Don’t be afraid to negotiate.”

You must always try to get the best deal.

Buying a home will be the biggest investment most people will make in their lifetime, so it’s sensible to minimise your outlay.

Satterley Property Group is one company which offers a range of incentives such as free fencing, landscaping and technology. These vary from estate to estate.

Builders are also offering incentives such as “settling in” payments and the like.

We are experiencing many changes in the home building industry. Some of the smaller compact homes are beautifully designed and very functional.

You can visit and inspect them at our estates. Brighton is a good place to see them in an estate setting. They are part of the home building revolution and integral to Satterley’s policy of trying to deliver land-home packages at affordable prices.

STUNNING NEW SECRET HARBOUR SALES OFFICE

When looking to purchase land at Secret Harbour, the centrepiece of your drive into the estate is one of the most expensive real estate sales centres in the nation with a replacement cost of a cool $2.5 million. Lucky for one fastidious buyer, it is being offered for sale at $2,350,000 with a 7% return over a three year period.

This Zorzi-built Grandwood home is perched high on the hill in Secret Harbour’s ‘island’ of Spyglass Hill. It’s an ‘island’ because there is just one road to the subdivision which is surrounded by a picturesque golf course with accompanying sweeping views to the Indian Ocean and to the east the bluish outline of the Darling Range.

John Hirdman, the Satterley Property Group’s Project Manager for Secret Harbour, said the new sales and information centre was a great example of what can be achieved through a collaborative approach.

“Although it is like a beacon highlighting Spyglass Hill, it was not built with the intention of creating a mansion – it is built to be a very liveable home,” says John.

“The two-storey home is centred on making the best use of its surrounds and what we have created is all class, but in a subtle way.”

The home has a balcony around three sides – all affording views of the Graham Marsh-designed golf links and the ocean beyond.

The home is currently completely decked out in exquisite furniture and fittings which blend in rather than having one particular piece dominating a room.

What the new highway means to you

The new Forrest Highway makes the journey to and from Perth to some of Satterley's master-planned communities considerably quicker.

The road, which stretches 70 kilometres between the end of the Kwinana Freeway and the Old Coast Road, allows commuters and holidaymakers to bypass Mandurah on their way to and from the south west.

It reduces travelling time from Perth to Bunbury by half an hour, saving drivers both time and travel expenses.

Austin Cove, Dalyellup Beach and Provence estates all benefit from the new highway. Click here to find out how.

Brighton wins prestigious UDIA award

Satterley’s multi award-winning Brighton Estate has collected another “gong” securing the 2009 Urban Development Institute of Australia’s (UDIA) Affordable Development Award.

It’s the fifth UDIA award bestowed on Brighton in the past three years and replicates the Institute’s 2008 acknowledgement as Perth’s most affordable estate.

Brighton won the UDIA’s award for Best Master Planned Estate in 2007 and 2008. In 2007 it also secured the award for Water Excellence and the Prime Minister’s award for its youth training scheme.

“We’re very proud to have won two consecutive UDIA awards relating to affordability,” Satterley CEO Nigel Satterley said.

“They came during one of the most testing economic times in recent history and they underline our philosophy of selling land at prices within the reach of as many people as possible.”

The total number of sales at Brighton is now approaching 4000 with more than 600 additional lots having been sold at prestigious Jindalee Beachside on the ocean side of Marmion Avenue.

Planting for possums

Planting for possums

Year 6 students from Georgiana Molloy Anglican School at Provence Estate, Busselton, recently participated in a tree planting day, during which they planted over 600 native plants in a reserve area to the north of the estate.

The planting will provide arboreal links between existing ringtail possum habitats on the estate, allowing the possums to move freely around the estate in the continuous canopy of the Peppermint and Eucalypt woodland.

1000km phone bid scores Telethon Home bargain

The stunning Telethon Home at Provence Estate, Busselton

A telephone bid from a family who live more than a thousand kilometres from the action has proved to be a real bargain at the auction of this year’s Telethon Regional Home at Provence in Busselton.

Keryn and Steven Deckert from Laverton in the Great Victoria Desert in central Western Australia used friends from the Provence area to make their bids and scoop up the WA Country Builders constructed home on land donated by the Satterley Property Group.

Mr Deckert and his wife have lived in remote areas since 1985 and he is currently the CEO of the Shire of Laverton.

Mr Deckert said neither he nor his wife had been to their new house before making the $600,000 winning bid.

“We relied on our friends to tell us all about the house and we are delighted with the outcome,” Mr Deckert said.

“We will initially use it as a holiday house and I guess that my wife will spend extra time there and I will have to do some commuting.”

Shortly before Harcourts of Busselton started the auction, Satterley Property Group Estate Manager Alan Draper said this was the second time Nigel Satterley had donated land at Provence on which the charity home has been built. Alan and his wife purchased the first of them.

“The successful bidders didn’t just buy an outstanding house and location," Alan said, "they have done something which few home buyers have the privilege of doing.

"They know the proceeds are going to a very worthwhile cause which cares for our children -- Telethon, Princess Margaret Hospital and medical research.”
