About Princeton

Princeton is a place for the forward-thinking.
It's for people who can share the Satterley award-winning vision.

Princeton is a highly sought-after estate offering the benefits of an inner-city, private sanctuary with its own beautifully landscaped lakeside parklands.

The Estate is already home to some of Perth’s finest double-storey residences and a wonderful, involving community spirit has already developed.

Protecting the precious Princeton natural environment.

Princeton Private Estate is a classic example of how an important tract of under-utilised land and water can be redeemed to become a great place to be – for humans as well as black swans, waterfowl and a host of other fauna and flora.

Birdlife had utilised the swamp and marshlands for centuries, but it was not until the 1940's that European settlers became co-inhabitants, converting the adjacent land space into market gardens.

The area became the city's main source for vegetables and other fresh produce.

At the same time, the area was an integral part of an important drainage system.

Stormwater from surrounding areas entered the site, then dispersed along surface drains into Herdsman Lake.

When the developers of Princeton embarked on the $29 million Phase One program of transforming the precinct into a place for premier living, they recognised its environmental sensitivities and unique biodiversity.

A team of experts was called in.

These scientists and designers examined all aspects of the complex area and, after much deliberation, unveiled a strategy and management plan for the development of a first-class residential community, while safeguarding and enhancing the lakes and the creatures and plant life in and around them.

The Lakes' Ecosystem

Princeton's most prized natural asset is its system of interconnected lakes and constructed wetlands extending over almost four hectares.

They are habitat for black swans, wood and mountain ducks, the spoonbill, ibis, egret, swamp hen, Eurasian coot and brown moorhen.

The Central Lake, which was previously an inaccessible marshland, was always a breeding and staging area for birds.

Since the improvements to these picturesque waters, the birds have been arriving in profusion.

It is and will continue to be a centre for bird watching and a place of serenity.

The lakes cater for the drainage requirements of the site and surrounding areas, but very importantly, they function as an effective and efficient stormwater treatment system.

Because of the Best Managed Practices and Water Sensitive Urban Design implemented by the developers, the water draining out of Princeton is in better shape than at any time in the area's recent history.

When you build your home at Princeton Private Estate you will be within the wetlands' catchment area.

Lifestyle

If you've ever promised yourself to get fit, this is the place to do it.

You'll love walking around its magnificent lakes and gardens. You can promenade in the evenings, meet a friend by the lake or get out and pound the pavement in your joggers or on your bike.
