A new release of 42 lots are up for grabs, writes Maureen Eppen Interest is expected to be keen in a new release of premium home sites in the Treetops precinct at Tuart Ridge Estate in Baldivis.
Developer Amex Corporation will release the first 42 lots in the precinct next Saturday, and is encouraging potential buyers to register their interest to potentially secure a block ahead of the public release.
Amex Corporation State manager Ian McKee said demand for the home sites was already high and registering an interest provided the best way for people to secure a site.
The blocks were clustered around a public reserve, within easy walking distance of a primary school and future village centre, Mr McKee said. Home sites ranged from 532-8O5sqm, with prices from $204,000-$293,000, averaging $239,000, and titles were expected by the end of September.
Treetops will have a further 213 lots, from a total of 350 planned for release at Tuart Ridge over the next 3 years.
Mr McKee said the decision to ask potential buyers to register an interest with selling agent Satterley Property Group was to ensure the fairest way to manage demand.
"People who register an interest will be sent the price list and offered the opportunity to make an appointment with estate manager Lorraine Anthony to secure a home site on a first in, best dressed basis." Amex recently acknowledged the 200th settlement at Tuart Ridge, which was launched in 2006 and now has about 100 homes and 250 residents mostly second and third-homebuyers who have upgraded from neighbouring estates.
"Purchasers are drawn to Tuart Ridge for the quality of the development. Our design covenants help ensure streetscapes are attractive, with quality homes. We have invested heavily in landscaping and facilities, with the $3 million BarnBarn Park now complete.
"There will be more than 6ha of landscaped parklands, including an ornamental lake, play equipment, tennis courts, barbecues and dual use paths," Mr McKee said.
A park at the heart of the Treetops precinct would have a playground, shaded seating areas, walking paths and impressive views.
"Parks and playgrounds are one of the best ways to ensure people have an opportunity to get to know their neighbours and feel part of a community," Mr McKee said.
"That is why we invest so much time and money making sure we create spaces people can enjoy, either watching their children on the playground, walking the dog, having a picnic with friends or kicking a footy." A community-events program at Tuart Ridge included gardening workshops and free tennis lessons for children, with movie nights and concerts in the park planned for the summer.
Home sites at Tuart Ridge include side and rear boundary fencing, front garden landscaping and fibre optic cabling for faster internet connection, free-to-air TV and cable TV The Tuart Ridge land sales office, at 1 Makybe Drive is open weekends from 1-5pm and Wednesdays from 2-5pm.
